Vital Homes Information Page for Developers

Thank you for your interest in developing Vital Homes Units as part of your proposed development. Please be sure to review the linked documents and information below in detail.

As per Section 5.4 of SPP 3.04 Vital Homes Policy PD-088, “units to be accepted are to align with the demands and needs of CCH at the time of request,” and as such we strongly encourage potential partners to note the below information regarding the composition of our waitlist and current demand levels when considering what units to include with your design. We at CCH would be very happy to work with developers to ensure the right unit mix for both parties.

Below you will find our latest demographic information on our waitlists for our Vital Homes programs to aid in your consideration for what units to propose for our program. This information is updated quarterly, however the following notes are historical trends within our programs:

Vital Homes Rental Program – 1-bedroom units have our highest demand. Rental tenancies are also subject to occupancy restrictions under the Vital Homes Rental program.

Vital Homes Ownership Program – 3-bedroom units have our highest maximum desired demand, 2-bedroom units have highest minimum desired demand. Vital Homes Ownership program does not manadate occupancy limits.

Current Advertised Market Rental Rates

As part of the Vital Homes program, any units that are proposed to be part of our program must fall at least 10% below the CCHC Regulated Rate, which is determined through weekly review of advertised market rates found on local property management websites as well as other common online resouces such as RentFaster, Kijiji, or local Facebook groups.

Advancing Your Project 

For inclusion of Vital Homes units as part of your project, you would need to enter into a Memorandum of Understanding (MOU) with CCH, as required by the Town of Canmore’s Planning Department. At this stage, CCH will work with you to ensure that the proposed unit mix aligns with our programs’ needs and that both parties are clear on how the path forward.
